Do I need a building permit for my renovation project?

Not all projects require a building permit. A building permit is required by the province of Ontario for the construction and/or demolition of a new building, an addition, or material alteration of any building or structure.

Can my contractor get a building permit for my project?

Ultimately, the owner of a property is responsible for ensuring all required permits are obtained. That said, it is common for the contractor to apply for and obtain any building or other permits and at SJ Renovations we will take care of that for you.

What is the payment process?

It varies from project to project. 

Depending on the scale and time frame of the project we require a deposit anywhere from 5% to 40% before we start. 

The rest could be paid in installments or once the project is completed to customer satisfaction, once again depending on the scale of the project.

You will be sent an invoice through email along with payment options.

Do you have insurance?

Yes, SJ Renovations is fully insured with commercial general liability insurance. 

Do you supply materials?

Yes, SJ Renovations will acquire all the materials needed for your project. We find excellent quality materials with a reasonable price tag, ensuring to stay within your budget. However, homeowners can also provide their own materials if they wish.

What does the process with SJ Renovations look like?

Once you contact us, we’ll discuss your ideas, budget and expected outcome. Based on our discussions, we’ll come up with a customized proposal that aims to surpass your expectations. Throughout the process, we will collaborate closely with you to develop your design concept, refine plans, and guide you in selecting the perfect products for your project. When is the best time to start renovations?

The summer season is widely recognized as the prime time for renovations. After the holiday season, people are filled with renewed energy and enthusiasm for planning their projects. As a result, construction activities typically start a few months later, starting from June through August.

What disruptions can you expect during renovations?

At SJ Renovations, we strive to make the remodeling experience as pleasant as possible for homeowners but renovations can be dusty, messy, and cause inconvenience. With the sounds of power tools, compressors and chatter from workers, you should also expect some noise. Although it will all be worth it in the end. 

How can I choose the right contractor?

Choosing the right contractor will significantly impact the outcome of your renovation project. You should spend ample time researching and interviewing multiple contractors, comparing bids and expertise, ask relatives, friends and neighbors whom they’ve had good experiences with and look at credentials. 

How long do renovations take?

That depends, for a major home remodel, we estimate this generally takes four to thirteen months, and in some circumstances, even longer. For small projects, such as single rooms, it can usually take 2-3 weeks, sometimes even longer.

Do I need to move out when my home is being renovated?

There is no simple yes or no answer to this question, as there are many factors that can affect whether or not this living arrangement is possible. If your renovation project only affects a small area of the house and will not require the utilities to be turned off for extended periods of time, you can stay in your home during the renovation, although you should have a designated renovation free area for you and your family. For entire house renovations, although it is not always required, the best possible option to minimize inconveniences and speed up work is to move out during the renovation.

Do I have to be home while a contractor is working in my home?

Contractors generally remain impartial regarding whether homeowners are present during renovations. While it is acceptable for homeowners to be present, they should try not to get in the way, being too present may slow down the timing of your project or create potential hazards. However, if homeowners choose to leave during the day, SJ Renovations does require you to sign an ‘authority to enter’ giving us permission to work in your home while you are away. It is preferable for homeowners to be available in the morning to address any questions or concerns. Once homeowners have departed, it is essential to ensure that the contractor or workers have the means to contact them promptly, if necessary, while the project is underway. 

What is the difference between remodeling and renovating?

These two phrases are commonly used interchangeably in various home improvement projects. A renovation is upgrading without changing its basic structure. Repainting, adding new fixtures or replacing the floor or window of your kitchen without damaging its original architectural design would all fall under the ‘renovation’ category. Remodeling is where you completely change the room by making structural and architectural changes. If you want to expand your kitchen into a dining room, tear down drywall, make it an open floor kitchen or build a new window, and change the location of the sink and oven then the project will fall under the ‘remodel’ category.
